Renting in San Diego vs. Las Vegas: How to Choose the Right Move
Thinking about a move and weighing San Diego against Las Vegas? Both are great markets to rent in — but they're built for different lifestyles, and the cost difference is real. Here's a quick side-by-side from someone who rents in both.
Cost of Rent
Las Vegas is typically 25–40% cheaper than comparable San Diego units. A two-bedroom that runs $2,800 in San Diego often goes for $1,800 in Las Vegas. If you're optimizing for square footage and savings, Vegas wins. If you're paying for ocean access and milder summers, San Diego is worth the premium.
Climate
San Diego is famously mild — high 60s to mid-70s most of the year. Las Vegas swings hot in summer (100°F+ from June through September) and cool in winter. If you work from home, factor cooling costs into your Vegas budget.
Move-In Speed
Both markets are competitive, but inventory turns faster in Las Vegas. If you're flexible on neighborhood, you can often get keys in under 30 days in either city. If you have a specific San Diego zip code in mind, give yourself an extra week or two.
Lease Terms
Standard 12-month leases are the norm in both markets. Shorter terms are easier to find in Las Vegas, where the snowbird and traveling-professional crowd is bigger.
What to Ask Before You Sign
Whichever city you choose, three questions matter:
- Can I split my security deposit into payments?
- Are there any move-in specials right now?
- How fast can the landlord respond if something breaks?
At KV Properties we rent in both markets, and we offer flexible deposit plans and move-in specials on most of our units. Contact us with your move-in date and we'll send a list of what's currently available.
