Security Deposit Payment Plans: How They Work and Why We Offer Them
Move-in costs are the single biggest reason qualified renters get stuck. First month's rent, last month's rent, security deposit, application fees — by the time you add it up, a $2,000-a-month apartment can cost $5,000–$6,000 just to walk in the door.
That's why we offer security deposit payment plans on most of our San Diego and Las Vegas units.
How It Works
Instead of paying your full security deposit at lease signing, you split it into two or three monthly installments, paid alongside your regular rent. Most plans run two to three months. You move in with less out-of-pocket, and the deposit is fully paid before the first quarter of your lease is up.
Who Qualifies
Any applicant who's approved for the lease is eligible to ask about a deposit payment plan. We review on a case-by-case basis — there's no separate application or credit pull. If you're approved for the unit, you're approved to ask about installments.
What It Doesn't Do
A deposit payment plan doesn't reduce the deposit amount — you're still paying the same total, just over a few months instead of all at once. It also doesn't replace the first month's rent, which is still due at signing.
Why We Do It
Because we own our properties, we set our own terms. We'd rather get a qualified renter into a good home a month sooner with a payment plan than wait for someone with the full cash on hand. It's good for renters, and it keeps our units occupied.
