What "Move-In Specials" Actually Mean (And How to Ask for One)
You've probably seen "move-in special" plastered on rental ads and wondered what's actually behind it. Some landlords use it as bait. We don't — and we want to be straightforward about what ours look like.
What a Move-In Special Actually Is
A move-in special is a one-time promotion attached to a specific unit. It might be a reduced first month's rent, a waived application fee, free first-month parking, or a small move-in credit applied to your move-in costs. It's not a permanent discount on rent — it's a one-time incentive to fill a specific property quickly.
Why We Offer Them
Sometimes a unit has been vacant a week or two longer than we'd like, and we'd rather give a real incentive to a great renter than keep the unit empty. Sometimes a property is brand-new to our portfolio and we want to fill it fast.
How to Ask
When you reach out about a property, just ask: "Is there a move-in special on this unit?" If there is one, we'll tell you what it is and how to claim it. If there isn't, we'll still tell you what other flexibility we can offer — like a deposit payment plan.
What to Watch Out for at Other Landlords
A real move-in special should be in writing on the lease addendum. If a landlord verbally promises a discount but won't put it in the lease, walk away.
